Hernando County Touts Business-friendly Airport | Aviation ...

With the NBAA convention taking place nearby in Orlando, representatives from Hernando County Airport on the Gulf Coast side of the state are on hand (Booth No. 4141) to show off new expansion plans. Hernando County is one of the fastest growing areas in the state, and though the airport has two runways of more 5,000 feet and a new control tower, officials recognized that it had a lack of storage space for larger business aircraft. To remedy that, the Tampa-area airport, named Florida?s general aviation airport of the year last year by the Florida Department of Transportation, has embarked on a new construction?project.

Plans call for a new 32,000-sq-ft hangar and 1.3 acres of new ramp on a four-acre parcel of land adjacent to the airport?s primary runway. The hangar will include a 32- by 120-foot door able to accommodate most business aircraft types. The airport authorities are currently looking for a maintenance provider or completions specialist to serve as a tenant in the new structure and say they will adjust the floor plan, hangar and shop layout as required. The entire structure can be?climate-controlled.

The Brooksville, Fla. facility is located 40 minutes north of Tampa International Airport. More than 120 businesses are located at the Hernando County Airport and Business Complex. This multi-modal site offers many logistics solutions with its proximity to nearby interstate highway 75. It also has an onsite rail park with direct access to the Port of?Tampa.

Everybody's favorite Best New Literary Event, the refreshingly gritty yet Southern Festival of Books-approved verse-centric throwdown, returns to Dino's tonight, roughly a year after the inaugural suckage.

The roster for this fright night includes: poet Wayne Miller ? click on the flier to the right to read some of his verse, or click here, just click something; fellow poet Christie Sell, described to me as "a wretched East Nashville bartender who looks through her looking cocktail glasses and utters, 'Candyman ... Candyman ... Candyman ... Can'; frequent Scene blogtributor Betsy Phillips, reading from her ghost stories; Raconteurs/Greenhornes member Jack Lawrence applying some bass to your face; and the team of Ben "Hate Life" Swank and Jemina "Hate Life Even More" Pearl, "screening segments of their favorite horror flicks while Dino's fries in the fires of damnation."

So there you have it. Tonight's show starts at 8 p.m., is free and includes, according to an email, "free blood."

Oh, and one more thing: "After this date with death is completed," writes head undertaker Chet Weise, "Poetry Sucks! will switch from a monthly series to a sporadic, spontaneous, special occasion only event. Come out and play while you can."

Jobless claims fall, give clearer sign of health

WASHINGTON (Reuters) - The number of Americans filing new claims for unemployment benefits fell last week, giving a clearer sign that the labor market is healing after wild fluctuations in claims data at the beginning of the month.

Initial claims for state unemployment benefits dropped 23,000 to a seasonally adjusted 369,000, the Labor Department said on Thursday.

The prior week's figure was revised slightly higher to show 4,000 more applications than previously reported.

A Labor Department analyst said all states submitted data for the report and that there was nothing unusual in the raw data. The analyst said the data showed no signs of the factors that had appeared to generate sharp swings in the claims reading over the prior two weeks.

The four-week moving average for jobless claims, which smoothes out such volatility, rose 1,500 to a 368,000. Economists generally think a reading below 400,000 points to an increase in employment, with hiring likely to outpace layoffs.

The U.S. economy remains hobbled by a persistently high jobless rate. Incomes have stagnated and many families are awash in debts taken on during a housing bubble in the last decade.

Recently, however, the economy has shown a few positive signals, with the unemployment rate falling to 7.8 percent and retail sales picking up. Consumer spirits have also brightened.

Those signs of improvement appear to have done little to bolster President Barack Obama's bid for a second term, and there is only one more reading on U.S. unemployment before voters go to the polls on November 6.

Earlier this month, claims swung sharply lower and then higher, which a Labor Department analyst said was likely due to a change in the seasonal pattern that usually manifests at the beginning of the quarter. That distortion in the seasonal data appears to a have passed, the analyst said on Thursday.

Continuing claims for jobless benefits fell 2,000 in the week ended October 13 to a seasonally adjusted 3.254 million, the Labor Department said.

What to Expect

The format for the reading group/workshop is simple: read, play, gather, discuss. ?(And share in some refreshments.) ?Though our immediate audience is graduate students, our goal is to bring together people from a variety of fields and from all different points in their academic careers who have an interest in video game studies. ?The reading group/workshop format allows us to frame the discussion with a handful of short essays, a few key games, and the rest is up to participants to tease out the issues and angles related to the day?s key word.

What to Discuss

The second session for the 2012-2013 Keywords for Video Game Studies graduate interest group will focus broadly on the topic of ?HISTORY.? ?Focusing on this keyword immediately presents a decision for critical focus between the history of ?video games? or how they engage in and comment on human history? ?In the case of the former we are presented with what Ian Bogost would call a ?mess.? ??We can easily identify various micro-histories: of video game media, of platforms, of market genres, of engines, of communities and virtual worlds, and so on.? Part of the difficulty here is the impossibility of conceiving of Tennis for Two, Plants vs. Zombies, MYST, Pac Man, Bejeweled, Dance Dance Revolution, Braid, Skyrim, Street Fighter II, Angry Birds, Oregon Trail, and The Secret World as a comprising a uniform ?artistic medium,? despite valiant efforts by Mark J.P. Wolf and others.

In the case of focusing on video games engaging in history we?re confronted with another wonderful multiplicity in which we can talk about SuperColumbineMassacreRPG and September 12 and historical events, Spore and models of cosmic history, Fallout and Deus Ex and alternate histories, CIV4 and world history, World of Warcraft and Second Life and virtual histories, and even player histories within game worlds captured via mnemonic systems like in-game play galleries, journals, save games, and achievement and player profiling systems.

Although we may engage many of these aspects of history in gaming in our discussion we would like to channel our critical energy initially on more manageable set of questions:

  • How do games that use human history as their conceit comment on and model those histories? ?Is history integral to the game, or is it simply a skin? ?If the latter, can we see ways in which the historical context may be working with or against the game?
  • Are there novel ways in which video games relate to their own histories (on the level of ?games,? genres, or even internally within sequels)? ?What do the assumptions about what is important to record and when tell you about the values of the game/game world?
  • What about platform studies, which attempts to track the material history of video games? ?What is gained from these excavations of hardware, code, marketing campaigns, and consumer cultures? ?What is overlooked or lost?
  • How might we think across these questions? ?How might we engage the intersections of these different domains and definitions of history?

?Mitt Romney promises less regulation on small businesses, but the immigration plan he supports would add an extra step to the hiring process. Romney has said the nation should follow immigration rules like those in Arizona, where companies are forced to use a federal government program called E-Verify. Business owners are required to check the legal status of all new workers against Social Security and immigration records,? says CNN.

?If accepted, Vargas would be the state?s ? and maybe the country?s ? first lawyer without legal immigration status. But he may have to argue his case in court first.?

?President Obama and Governor Romney presented voters with divergent plans for immigration reform, and Congress is likely to take up immigration at some point within the next four years. But before the 113th Congress begins, legislators will return for a lame duck session that presents an excellent opportunity to pass immigration legislation. With several significant pieces of legislation now pending in Congress, all on issues with substantial bipartisan support, conditions are more favorable than not for some long-awaited action on immigration,? says Michael D. U.N. sent food for record 1.5 million people in Syria in September

GENEVA (Reuters) - The World Food Programme (WFP) has sent food to Syria for 1.5 million people in September, up from 850,000 in August, and is monitoring the distribution of its supplies, the United Nations agency said on Tuesday.

"It is a record amount," Daly Belgasmi, WFP regional director for the Middle East, North Africa, Central Asia and Eastern Europe, told Reuters in Geneva.

The WFP had no information on the Syrian government's food security stocks, but fuel for cooking and heating "may be an issue" this winter for many residents, especially the estimated 1.2 million who have been displaced, he said.

"We have full support that we can have access to Syrians without any distinction," Belgasmi, who held talks with senior Syrian officials in Damascus last week, told a news briefing.

"In the case of Syria, the market looks stable inside. You can go and see oil, vegetables, onions, tomatoes - for how long we don't have a real indication," he said.

But some areas remain cut off to aid workers due to fighting between Syrian government forces and armed militants locked in a 19-month conflict that has escalated into a civil war.

WFP food is distributed mainly by the Syrian Arab Red Crescent and other local partners. Belgasmi estimated that distribution of a maximum of one-third of it was monitored, adding "but we know that the food is going to the right direction".

"We do not provide any food to any (warring) party, we provide food to those who are in need," he said.

In all, up to three million people in Syria are likely to need food, crop and livestock aid, according to a joint assessment by the WFP, the U.N.'s Food and Agriculture Organisation (FAO) and the government.

The Syrian crisis is also driving up basic food prices across the region, Belgasmi said.

"Syrian farmers, they used to be really very strong suppliers of food in the region. They used to export over 2 million tons of vegetables and something like over 200,0000 animal products and millions of tons of cereals to the region. All that has stopped," he told a news briefing.

"So you have an increase in the cost of food commodities in the neighboring countries," he said.

The WFP is also distributing food vouchers or supplies to 120,000 Syrian refugees who have fled to four neighboring countries - Iraq, Jordan, Lebanon and Turkey.

Lebanon has become the third of Syria's neighbors after Turkey and Jordan to register more than 100,000 refugees from Syria's civil war, the U.N. refugee agency said on Tuesday.

In all, more than 358,000 Syrians fleeing the conflict have registered in four neighboring states, the UNHCR said.

Romney ekes out bragging rights

Mitt Romney eked out bragging rights in the latest ABC News/Washington Post tracking poll, claiming 49 percent support among likely voters vs. Barack Obama's 48 percent - Romney's first numerical edge, however slight, since before the party conventions.

Slight is the word: Taking it to two decimals (for illustration only - not to imply false precision), Romney has 48.51 percent support, Obama 48.44 percent - about as close as it can be. Still, with rounding, Romney's 1-point numerical edge is his first since an ABC/Post poll Aug. 25.

Underscoring Obama's challenges two weeks before Election Day, his job approval rating now stands at 49 percent among likely voters, its lowest since late September (48 percent) and trouble for him to the extent that the election is a referendum on his performance. Among previous incumbents, George W. Bush dipped to 50 percent among likely voters - but not lower - in the fall of his successful re-election campaign.

Moreover, likely voters now divide by 50-45 percent, Romney-Obama, in whom they trust to do a better job handling the economy. The 5-point gap, while not statistically significant, is its widest, again, since Aug. 25.

Obama, however, retains pushback on the question of empathy, another significant independent predictor of vote preferences. He leads Romney by 7 points, 51-44 percent, in who better understands the economic problems people in this country are having.

ENTHUSIASM and INTEREST - Interviews for the latest ABC/Post daily tracking poll, produced for ABC by Langer Research Associates, were conducted Friday through Monday, almost entirely before the candidates' final debate Monday night. While debates rarely directly impact vote preferences, they can more subtly influence campaign dynamics, as with Romney's gains in some underlying measures, such as strong enthusiasm among his backers, after the first debate Oct. 3.

Today Romney and Obama are precisely matched on that measure: Sixty-two percent of each candidate's supporters say they're "very" enthusiastic about their choice. That's a change from the last two presidential elections, in which the eventual winners, Obama in 2008 and Bush in 2004, clearly led their opponents in strong enthusiasm at this point. It's one reason the race this year is so close.

In a telling comparison, Obama's strong enthusiasm is a scant 3 points lower than it was two weeks before Election Day in 2008, but Romney's is a broad 24 points higher than McCain's four years ago. Compared to 2004, strong enthusiasm for Obama and Romney is similar to Bush's (60 percent), and well ahead of John Kerry's (50 percent) at about this time in their contest.

Another measure, interest in the race, has risen steadily: On Sept. 9, just after the party conventions, 51 percent of likely voters said they were following the election very closely. That's now risen to 64 percent, precisely the same as at this point in 2008.

GROUPS - With his overall support matching his previous high in late August, Romney's at new numerical highs in some individual groups - among "very" conservative likely voters, with 92 percent support; among married men, with 64 percent; and among seniors, with 57 percent.

Obama, for his part, retains strength in core Democratic groups, including a new high among liberals, 90 percent; as well as 93 percent support from blacks and seven in 10 among Hispanics. At 62 percent, his support among young adults, under age 30, rivals Romney's among seniors; the question is the extent to which young voters turn out.

Finally, if enthusiasm is a far closer call now than in 2008, so are early voting intentions. In ABC/Post polling four years ago, Obama won likely voters who said they voted early by a wide 18 points. Today, by contrast, among the 33 percent who say they will vote early (or already have done so), the contest is essentially tied, 50-48 percent, Obama-Romney.

Obama's difficulties compared with 2008 appear in another way: Among people who say they supported him four years ago, 85 percent still are doing so, but 12 percent say they'll switch to the Republican. Among McCain voters, by contrast, Romney's retaining 96 percent support.

METHODOLOGY - This ABC News/Washington Post poll was conducted by telephone Oct. 19-22, 2012, among a random national sample of 1,382 likely voters, including landline and cell-phone-only respondents. Results have a margin of sampling error of 3 points, including design effect. The survey was produced for ABC News by Langer Research Associates of New York, N.Y., with sampling, data collection and tabulation by Abt-SRBI of New York, N.Y.

Partisan divisions in this survey, Democrats-Republicans-independents, are 34-29-32 percent among likely voters. Partisan divisions in the 2008 exit poll were 39-32-29 percent.

As a business owner, location can be a key to success. Unless you are working out of your home or garage, you probably didn?t start your business in a building that you own. Most likely, you leased the location.

Renting a Building for your Business

Rent is a variable expense. While low rent is a plus, high or suddenly raised rent can be a burden. There is also the risk that your congenial relationship with your current landlord may not continue with the new one when and if the current owner sells the building. Now, let?s talk about equity, or lack thereof. Rental payments are purely expense items, and if you are paying your landlord ?triple net lease,? you?re paying the real estate taxes as well. As your business grows and you are able to retain earnings, it might be a good time to think about purchasing a building.

Over the past several years, the combination of lower real estate prices and lower mortgage interest rates have created an environment where it is often less expensive to pay a mortgage and real estate taxes on a property than it is to rent one. This trend will not last forever. Before we talk about how it?s done, let?s discuss some of the benefits.

?

Four Benefits of Owning Your Own Building

First, as landlord for your company, you control your lease and rent expense. Second, the building and land should appreciate in value over time, adding to you and your company?s net worth. Third are the tax advantages of real estate ownership. Fourth, if you lease some of the space, you now have another source of income in the form of rent. Before you make a decision, it is a good idea to talk it over with your CPA. Your attorney can also provide some very useful guidance about optimizing the purchase to fit your needs and risk appetite, once you have decided to buy.

Considerations for Buying

Let?s say that you?ve had the conversation with your CPA and have made the decision to buy. Since most of us do not have a lump sum of cash available to buy a building outright, a commercial ?mortgage is worth considering. Let?s talk about the various options.

?

First, are you planning to be the sole occupant of the building, or will you have tenants? This is important because the amount of space you plan to occupy will determine the percentage you can borrow against that purchase price. For example, if you are occupying more than 50% of the space, your building would be considered an owner occupied property and therefore would qualify for a lower down payment. At Webster Bank, for example we would finance up to 80% of the purchase price or appraised value, whichever is less.If you plan to occupy less then 50% of the space, the property is considered an investment property, and would require a higher down payment. At Webster, the down payment on investment property is usually 25%. Other lenders may require as much as 35%.

?

Terms of Commercial Mortgages

Many banks mature their commercial mortgages at 5, 7 or 10 year periods. This is how it works: For example, you have a 20-year mortgage. When that maturity comes due at year 7, you will need to refinance the balance of the mortgage at that point or pay it off. This is a very expensive and risky process, and will always include variables and costs such as a new appraisal. Worse, your current lender might decide they do not want to refinance the loan at all. Webster Bank does not?mature mortgages with amortization schedules up to 20 years. If a 25 year amortization is requested and approved, the maturity date on those mortgages would be 10 years.

Commercial Mortgage Interest Rates

Second consideration is mortgage interest rates. Unlike residential mortgages, which are primarily sold off in the secondary market, most commercial mortgages remain on the bank?s balance sheets and this means that rates cannot be locked in for 30 years. Many banks offer a floating rate option as well as 3, 5, 7 and 10 year fixed rate options. One of the key questions to ask besides your rate is the index. The index is the base which the bank uses to establish your rate. Some banks use treasury yields, other use Federal Home Loan Bank yields. With this index, the bank adds a margin so the index plus the margin equals your rate. The margin is key as it will affect your rate now and all those adjustment periods. Banks charge a range of margin from 3.25% over the index to a low of under 2.00%. There are many factors that go into your particular overall interest rate, such as risk, your deposit balances, and the competition, etc.

Refinance Variables

For those with commercial mortgages, refinancing is a frequently-asked question. Some of the variables that come into play are, first, how high is your interest rate now and how much better can you do? A good rule of thumb to wait until you can find a rate that is at least 2% lower than the rate you are now paying. Interest rates are just one piece of the puzzle ? there is also the Term you have to consider. If you have more then 7 years left on the mortgage and you can get a much lower rate, you might be in a good position to refinance.

?

Other factors include prepayment penalties. Do you have one with your current mortgage? If so, how much will it cost you to pay it off?? If the rate and terms are good, you might be in a position to borrow some additional cash above your current mortgage balance and use it for building repairs or working capital for your company.

?

Interest rates are at historic lows right now, and it might be time for you to buy. Before you act, be sure to sit down with your CPA and your banker and determine whether the numbers make sense. If you have any questions, please call me or post them, below.

An exit strategy ?is the means by which you can achieve your goals by lessening the risk presented by a variety of different situations and limiting the possibility of your objective having a cost that may be in excess of your desired goal. An exit strategy has two main goals. These goals are to keep the loss of lives or injuries to a minimum and to conserve the maximum amount of your available resources. An exit strategy should be included as a part of your emergency plans to give you the maximum chances for survival. Many people are quite familiar with the term ?bugging out? but may not realize the most efficient way to decide if this is your best and most viable option. This is where having an exit strategy will be of the most value depending upon the severity of the current situation. Now if you?re looking at the possibility being in water over your head due to rising flood waters your obvious goal is to minimize the possibility of drowning by ?bugging out?. This may solve one of the goals of an exit strategy (i.e., the loss of life), but it won?t solve the problem of the resulting loss of available resources that may occur. Your emergency planning should take such a possibility into account and provide for this contingency. While the first goal of an exit strategy will always be to minimize the loss of life or injury, it?s important to make plans that will enable you to satisfy both goals. Certain resources, such as food, water and shelter, will be just as necessary for you to achieve the first goal of an exit strategy. You won?t solve the problem if you live just long enough to die from exposure to the elements, dehydration or starvation from the lack of food. It is extremely difficult to plan for every possibility that might endanger your survival. Including an exit strategy in your planning can give you a definite advantage in order to achieve your goal of survival. Staying above the water line!

Australian Radio Commentator Alan Jones to Take Factual Accuracy Training for Global Warming Comments

Australian radio commentator Alan Jones has been ordered to undergo ?factual accuracy? training over his remarks denigrating man-made global warming, local media relates.

Jones apparently said Australians produce just ?1 per cent of .001 per cent of carbon dioxide in the air,? and that ?nature produces nearly all the carbon dioxide.?

But, the Sydney Morning Herald continues:

University of Melbourne climate change scientist David Karoly said Australians were in fact responsible for .45 per cent of total carbon dioxide in the atmosphere. ?Obviously, we would much rather prefer that the comments of people like Alan Jones and Andrew Bolt were, in fact, correct, so it is pleasing to get this ruling from [the Australian Communications and Media Authority],? Dr Karoly said.

The radio station told ACMA Jones? claims should have been taken as commentary?But the authority said any ?ordinary, reasonable listener? would have taken his claims to be fact.? [Emphasis added]

The radio?s news and current affairs staff will also be participating in the training, and while Jones has apologized for his remarks, he still seems pretty defiant.

Questioning whether this is ?another chapter in the campaign of punishment for anyone who dares challenge the prevailing Government ideology of global warming,? Jones says his program is ?fastidious? about getting their facts right, and certainly apologizes for misquoting the reported amount of carbon dioxide emitted by Australians.

However, while many of the man?s detractors are celebrating the news, others are calling it ?scary.?

Nigel Milan, a former chief executive with the radio station, explained:

?Are we to assume Alan Jones?s listeners (and there are a lot of them) have but one source of information??With the power of social media campaigns and the strongest libel laws in the country, do we really need the Australian Communications and Media Authority and the federal government to protect us? I think not. Indeed, whatever you think of Jones?s views, surely the thought of a government-controlled media is more scary.?? [Emphasis added]

California?s proposition system is generally broken. There are good propositions out there, such as Proposition 25 (which made it so that budgets no longer need super-majorities to pass).

Then there are things like Proposition 33.

Proposition 33 is the worst type of proposition out there.

It?s the type of proposition in which a big corporation asks voters to change the law so that the corporation can increase profits. In this case the corporation is Mercury Insurance, founded by billionaire George Joseph:

What is even more crazy about this proposition is that Mercury Insurance placed the exact same thing on the ballot just two years ago. It failed. Now Mercury is trying again.

What Does Proposition 33 Do?

Proposition 33 allows car insurance companies to give discounts to individuals with five continuous years of car insurance.

Conversely, this means that individuals without five continuous years of car insurance will have their car insurance become more expensive. Insurance companies, after all, don?t just hand out discounts because they?re nice. If Proposition 33 passes car insurance companies will give the discount to those who qualify and then raise their prices for everybody else. For those without five continuous years of car insurance, you?ll be paying more if this proposition passes.

Who are people without five continuous years of car insurance?

Well, they?re generally the young and the poor.

Say you?re a working-class immigrant who?s just saved enough money to buy a car for the first time in your life. If Proposition 33 passes, your car insurance will become more expensive. Or say you?re a young person (like me) who just got your license for the first time. If Proposition 33 passes, your car insurance will also become more expensive. Or say you?re a proud mother of a blooming high school student. If Proposition 33 passes, you?ll be paying more for your son?s car insurance once he gets his license.

Yup, This Affects Me Too!

This proposition directly affects me and every single young and poor Californian out there. It also affects every single mother or father of a high school or college student. If Proposition 33 passes, car insurance will be more expensive for every Californian driving a car for the first time in his or her life.

This is why voting is so important. The young, the poor, and parents can?t let companies like Mercury Insurance sneak Proposition 33 past us.

Every single young person in California, and every single one of their parents, should vote against Proposition 33.
